Pressure washing in San Diego. The first step of any paint job — or a standalone refresh.
Pressure washing is non-negotiable before any exterior paint. Dirt, chalking paint, mildew, and spider webs will all sabotage a premium paint film if you spray over them. We pressure wash all exteriors before we paint, but we also run standalone pressure washing for driveways, concrete, fences, and decks that just need the grime blasted off.

What do homeowners ask about Pressure Washing?
Can pressure washing damage stucco or paint?
Yes, if done at the wrong pressure with the wrong tip. We use a 40° tip on stucco and 25° on concrete, hold the wand 12–18" off the surface, and never use a zero-degree tip on a home. Pressure-washing damage is almost always a sign of a DIYer or a rushed crew.
Do you do roof washing?
We soft-wash asphalt shingle roofs to kill mildew and algae streaks — low pressure, high-volume sodium hypochlorite solution, then a rinse. We don't pressure-wash tile roofs (too easy to chip) or older wood shake (splits the shakes).
Is your water and runoff safe for plants?
We wet landscaping before we start and rinse after, which dilutes any cleaning solution to below the plants' tolerance. For sensitive plantings, we cover with tarps. If the job needs a strong solution (heavy mildew), we coordinate with the homeowner on any plants they're worried about.
Can you remove oil stains from a driveway?
Yes — we pre-treat with a degreaser, let it dwell, then hit it with the surface cleaner. Most stains come out completely. Long-set stains (months+) sometimes leave a ghost that fades further over weeks. We'll tell you honestly before we start whether it will come fully clean.
Is pressure washing included in a paint job?
Yes — always included in exterior painting at no extra cost. Standalone wash is only billed separately if you want the pressure wash without the paint.

Homeowners who hired us for this
Whole interior of a 3-bedroom in four days. Crew arrived at 8, worked clean, moved furniture themselves, and the cut lines around our textured ceiling are the sharpest I've ever seen on a paint job. Color turned out exactly like the sample.
Got three quotes. Paint Pros was the only one who walked me through the stucco prep in detail — which cracks needed elastomeric, which didn't. They spec'd a premium paint, not the cheapest. Nine months in, zero issues. Fair price for the work that went in.
Transformed our 90s oak kitchen. Doors off-site in a spray booth, sharp lines, handles upgraded. A week from drop-off to reinstall. Our kitchen looks like a $40,000 remodel but it cost us $5,400. Best ROI of anything we've done to this house.
